Scope of Work and Key Stages

The steps involved in a typical mortgage or remortgage include:

  • Taking instructions and providing initial advice.
  • Obtaining and reviewing title deeds.
  • Conducting searches (if required by the lender).
  • Acting on behalf of the mortgage lender.
  • Explaining mortgage terms.
  • Preparing and executing mortgage documents.
  • Reporting to the lender and requesting mortgage funds.
  • Completing the transaction, repaying the old mortgage, and registering the new mortgage with the Land Registry.
  • Forwarding relevant documents to the mortgage company and finalising financial transactions.

Excluded Services

Our service does not include:

  • Property valuation advice.
  • Financial or mortgage suitability advice.
  • Physical property inspection.
  • Advice on environmental concerns such as contaminated land or fracking sites.
  • Tax advice (except for Stamp Duty Land Tax [SDLT]).

The process usually takes 4-6 weeks from receipt of the mortgage offer, though this may vary based on lender efficiency, search providers, and local authorities.

Additional fees may apply if:

  • The lender issues detailed or unusual instructions.
  • The lender appoints a separate conveyancer.
  • Additional documentation (e.g. trust documents) is required.
  • The property has title defects that must be resolved.
  • A Transfer of Equity is necessary.
