Pricing Information

At our firm we offer transparent, fixed-fee conveyancing with no hidden extras.

Our pricing is made up of:

  1. Our legal fees (fixed fee ranges, exclusive of VAT); and
  2. Disbursements payable to third parties (for example, search providers, HM Land Registry and HMRC).

VAT will be added to our legal fees and certain disbursements at the prevailing rate.

Scope of Work and Key Stages

Our fixed-fee ranges apply to standard residential transactions. The key stages typically include the following:

Residential Sale – Typical Key Stages

  • Taking your instructions and providing initial advice.
  • Obtaining and reviewing title documents and other relevant papers.
  • Preparing the contract pack and sending it to the buyer’s solicitor.
  • Dealing with legal enquiries raised by the buyer’s solicitor.
  • Liaising with any lender to obtain a redemption statement for your existing mortgage.
  • Agreeing the contract and transfer documents and arranging for you to sign.
  • Exchanging contracts and agreeing a completion date.
  • Completing the sale, redeeming any existing mortgage and accounting to you for the net proceeds.

Residential Purchase – Typical Key Stages

  • Taking your instructions and providing initial advice.
  • Reviewing the draft contract and title documents from the seller’s solicitor.
  • Ordering and reviewing searches (local authority, drainage, environmental and others as required).
  • Reviewing your mortgage offer (if applicable) and acting for your lender.
  • Raising any necessary enquiries with the seller’s solicitor.
  • Reporting to you on the legal title, search results and mortgage conditions.
  • Arranging for you to sign the contract and transfer documents.
  • Exchanging contracts and agreeing a completion date.
  • Preparing a completion statement and arranging for funds to be in place.
  • Completing the purchase and dealing with payment of Stamp Duty Land Tax (where applicable).
  • Registering your ownership and any mortgage at HM Land Registry.

Remortgage / Transfer of Equity – Typical Key Stages

  • Taking your instructions and advising on the process.
  • Obtaining and reviewing title documents.
  • Carrying out searches or checks required by the new lender.
  • Reviewing and reporting to you on the new mortgage offer.
  • Preparing and arranging signature of the mortgage deed and any transfer documents.
  • Requesting mortgage funds from the new lender.
  • Completing the remortgage, repaying any existing mortgage and accounting to you.
  • Registering the new mortgage (and any transfer of ownership) at HM Land Registry.

Excluded Services

Our service does not include:

  • Property valuation advice.
  • Financial or mortgage suitability advice.
  • Physical inspection or survey of the property.
  • Advice on environmental risks beyond the standard search results (for example, contaminated land or fracking).
  • General tax advice (other than dealing with Stamp Duty Land Tax where applicable).

Estimated Timescales

Timescales vary depending on the parties involved, the speed of mortgage lenders, search providers and local authorities, and whether you are part of a chain. As a general guide:

  • Sales and purchases: typically 6–10 weeks from offer being accepted to completion.
  • Remortgages: typically 4–6 weeks from receipt of a full mortgage offer.

We will keep you updated regularly and let you know if we foresee any delays.


Factors That May Increase Costs

The fee ranges above apply to standard transactions. Additional fees may apply if:

  • The lender issues detailed or unusual instructions.
  • The lender appoints a separate conveyancer.
  • Additional documentation (for example, trust deeds or bespoke declarations of trust) is required.
  • The property has title defects or complex title arrangements that must be resolved.
  • There are complex leasehold issues (for example, missing landlords or major variations).
  • A Transfer of Equity or other change to the legal ownership is required in addition to a standard transaction.

We will always explain the position and provide a revised fee estimate before carrying out any additional work.
